Property management: recurring heating failure in a rented flat

The situation

The Novak family (fictional) rents a second-floor flat in Graz. Since early January 2026 the heating has failed completely on four days for several hours each; twice they reached the property manager's emergency line. No cause has been communicated so far. They want to record the sequence in writing and ask for an inspection.

Sehr geehrte Damen und Herren,

ich wende mich als Mieter der Wohnung Top 9 an Sie und möchte einen wiederkehrenden Heizungsausfall schriftlich festhalten.

Bisherige Ausfälle:
– 07.01.2026, ca. 06:00 bis 11:30 Uhr: Heizkörper in allen Räumen kalt, Warmwasser vorhanden
– 19.01.2026, ca. 21:00 bis 02:00 Uhr: Heizkörper kalt, Displayanzeige der Etagenverteilung ohne Fehlercode
– 04.02.2026, ca. 05:30 bis 13:00 Uhr: Heizkörper kalt, gemessene Raumtemperatur im Wohnzimmer 16,5 °C
– 21.02.2026, ca. 18:00 bis 23:00 Uhr: Heizkörper kalt

Bisheriger Kontakt:
Am 07.01.2026 und am 04.02.2026 habe ich die von Ihnen angegebene Störungsnummer erreicht. Beide Male wurde mir mitgeteilt, die Anlage werde geprüft. Am 05.02.2026 war kurz ein Techniker im Heizraum; eine Rückmeldung zum Ergebnis habe ich nicht erhalten.

Aktueller Stand:
Die Heizung läuft derzeit, fällt aber weiterhin unregelmäßig aus. Ich führe seit 07.01.2026 ein Protokoll mit Datum, Uhrzeit und gemessener Raumtemperatur und stelle es Ihnen gerne zur Verfügung.

Ich ersuche Sie um folgende Schritte:
1. Überprüfung der Heizungsanlage beziehungsweise der Versorgung von Top 9.
2. Mitteilung, ob die Ursache bereits bekannt ist.
3. Schriftliche Rückmeldung, welche Maßnahmen geplant sind und bis wann.

Für einen Kontrolltermin bin ich werktags ab 15:00 Uhr sowie ganztägig am Samstag erreichbar. Bitte antworten Sie schriftlich an familie.novak@example-mail.at.
